I've been told to never pay "Upfront Fees".
Many timeshare publications and user groups spout this advice incessantly.
After they pound it into your head that you should never give anyone a dime upfront
to help sell your timeshare, they then proceed to tell you that buying a classified
in their publication is THE way to sell a timeshare. They seem to think that this
doesn't qualify as paying money up front because their ads are cheap. In fact,
it is up front money and it's cheap because it's ineffective. Often the timeshare
owners that go this route will get pennies on the dollar for their timeshare when
they could have gotten more. The publications and user groups spend a lot of space
in their publications justifying why their members should get so little for their
timeshare resale. While it is true that timeshares sometimes sell for less than
they were purchased for, it isn't true that that you should settle for 10% or
20% of your original purchase price. In short, paying for the listing of your
timeshare is a legitimate practice, however, make sure that the company you are
listing with spends money on some form of advertising.
How
Not to Sell a Timeshare
A lot of people come to a point in there life
where they no longer use their timeshare. This is very common. So how do you sell
a timeshare? Lots of people figure it is a property so they go to their local
realtor. Others think that the resort will sell it for them. A few think the answer
is to advertise in their newspapers and other classified sections. Let's investigate
these options:
"I'll just use my local Realtor"
This is a very common response we hear from timeshare owners. You really have
to think about what a realtor does when selling a house. They show the property
to prospective buyer. Now ask yourself how is my realtor going to show mytimeshare
to prospective buyers? The answer is they can't. A realtor does not have access
to your property to show it. A realtor will also charge you an upfront $500 fee
to appraise the property, then there will be a 20% - 30% commission on the backend.
If you tell a realtor that you want to get $10,000 for your Timeshare they are
probably going to price your timeshare at $13,000 so that they can get their 30%.
Adding in a 30% commission is going to price you right out of the market and make
your property very unattractive.
"I'll have the
Resort sell it for me"
When you buy your timeshare from a resort the last
thing on your mind is resale. Most resorts do not have a resale program and will
not buy them back. Let's face it, they collect maintenance fees from you every
year and that is what they want. If a resort does have a resale program how aggressive
do you think they are going to be if they still have their own weeks to sell.
"I'll Advertise the unit myself"
A third
option is to advertise. This can become very expensive and cost thousands of dollars
with no promise of selling your property. A newspaper gives you no guarantee that
your timeshare will sell. Your ad will only reach people within the scope of the
papers' delivery area. The paper will also only run your ad for a set amount of
time and the costs can become exorbitant. Bear in mind that after shelling out
hundreds if not thousands for the ad, when it stops running, there is an excellent
chance you'll still own the timeshare.
"I'll
use an Internet Listing Company"
The fourth option is to use a company
that simply places your listing on the internet in basically the same form as
a newspaper classified ad. This is fine, except that you'll be on the same page
with as many as several hundred other owners of the same resort, with prices ranging
from Fair Market Value to identical units to yours listed for 20 - 30% of value.
